Lake Geneva Rental Homes – Renter Education 101
You have just signed your lease, paid the security deposit, paid the first month’s rent, changed the utilities, and you are lining up the truck to move. What have you forgotten? A couple of big points as a matter of fact!
First, your lease is a legally binding contract. Make sure that everybody has a fully executed (signed) copy, and you place it somewhere safe. You may need to refer to it at some point in the next 12 months.
Next, let’s talk about the security deposit. The money you have paid to the landlord as security is to ensure the property will be left in the same (or better) condition as you found it. Get your camera or camcorder out, and document day one before you move in. It is hard to refute a picture over someone’s memory.
Monthly rent seems like a no brainer point, but it can be a real plus for someone trying to establish (or re-establish) credit for down the road. Pay on time! Not only will this help your credit history, but it can save you penalties that may be in your lease. My standard lease has a $50 late fee as well as a $50 fee for a bounced check.
Utilities are the responsibility of the renter to change over to your name unless another agreement has been made upfront. You can request that your landlord give you a list of the names and numbers of the service providers. Make those calls in advance of moving day, and it will be one less headache to deal with.
